This growth is fueled by rapid urbanisation, infrastructure projects, diaspora investment, and rising demand for both residential and commercial properties.

Nairobi remains the hub, but significant opportunities exist in satellite towns growing 20-30% faster than the city center. Key infrastructure developments such as the Nairobi Expressway, Konza Technopolis, and commuter rail expansions are driving demand for mixed-use and peri-urban developments. The report notes that proximity to transport corridors and industrial anchors increasingly influences property values across Africa, a trend evident in Kenya’s market.

Kigali’s Predictable and Policy-Driven Growth

Rwanda’s property market is more concentrated in Kigali, where strong institutional planning and stable policies create a predictable investment environment. Kigali’s urban core has recorded annual property appreciation rates of 10-14%, though this does not reflect returns across the entire country.

Emerging peri-urban areas like Kanombe and Kinyinya are seeing growing middle-income demand. Major projects such as Kigali Innovation City, Vision City housing, and new ring roads support the city’s development and investment appeal. Rwanda scores slightly lower on investment appeal due to market size and liquidity constraints but shares the same growth-speed rating as Kenya.

The report emphasizes that Kenya and Rwanda offer distinct propositions rather than a clear winner in returns. Kenya’s broader, faster-growing market suits investors seeking diverse opportunities linked to infrastructure and urban expansion. Rwanda appeals to those prioritizing market predictability and well-planned urban growth centered on Kigali.
